Lester's Deli Just Opened Ten Minutes From DragonRidge. It's Not Alone.

"The community wants something with real and actual character, not the rinse-and-repeat concepts found in every suburban center." That's how Steve Neiger, the developer reshaping a former office park on Paseo Verde Parkway, described his pitch to tenants. His project sits inside the same ten-minute radius that already gets you from MacDonald Highlands' gates to The District at Green Valley Ranch. It is not the only new address in that radius this year.

If you live in MacDonald Highlands, you already know The District as the default answer to "where should we eat tonight." What you may not have clocked yet is that the growth this year isn't happening inside that mall. It's happening on the parkways that frame it, Paseo Verde on one side and Horizon Ridge on the other, where a redeveloped office complex and a 75-year-old Montreal deli are both opening within weeks of each other. One already has its doors open. The other is still framed in construction fencing but has its tenant list locked.

The Parkways Around The District, Not the Mall Itself

Paseo Verde Parkway and Horizon Ridge Parkway are the two streets that box in The District at Green Valley Ranch from the south and east. For years they've mostly carried traffic toward the mall rather than hosting destinations of their own. That's shifting. A $55 million project called The Cliff is converting 100,000 square feet of a former office complex on Paseo Verde into an open-air dining and retail block. A few minutes away on Horizon Ridge, Lester's Deli, the Montreal institution known for its smoked meat, opened its first restaurant outside Canada earlier this month.

Neither of these is an extension of The District. Both are separate developers making an independent bet that Green Valley's residential density can support dining destinations that don't require a mall directory to find. For a MacDonald Highlands household, that means the ten-minute radius around DragonRidge's gates is getting denser without a single additional trip through The District's parking structure.

A Montreal Deli's Not Something You'd Expect on Horizon Ridge

Lester's Deli has been slicing smoked meat in Montreal for 75 years. Its first stateside location opened at 1590 W. Horizon Ridge Parkway on August 10, run by co-owners Jean-Francois Blais, Kevin Fung and Melissa Blais. Blais is a 23-year Las Vegas resident who moonlights as the musical director and saxophone player for Cirque du Soleil's "Mad Apple" at New York-New York, which is its own small piece of only-in-Vegas trivia. Fung owns the original Montreal restaurant that gives the Henderson location its recipes and its name.

The opening rolled out in two phases. The core menu, built around the deli's signature smoked meat sandwiches and platters, launched on debut day. The second half of the menu arrives in September at what the owners are calling the restaurant's formal grand opening. If you've driven past Horizon Ridge Parkway in the last few weeks and noticed a new storefront with a line, this is likely what you saw.

The Cliff Is Still a Construction Site, But the Tenant List Is Signed

The Cliff broke ground on Paseo Verde Parkway earlier this year, with building shells handed to tenants in the second quarter and the first storefronts expected to open by the end of 2026. So as of this writing, most of it is still fencing and framing rather than an open door. What's notable is how specific the tenant list already is for a project that isn't finished.

Confirmed tenants include The Taco Stand, a Tijuana-style taqueria that already has locations near Summerlin's Fort Apache Road and on Spring Mountain Road in Chinatown, an ice cream shop with a killer-whale-themed name, a plant-filled café, a wellness spot offering beauty and health treatments, a purveyor of mood-enhancing supplement drinks, and a store specializing in global heirloom furniture. Neiger has said the goal was to avoid what he calls the rinse-and-repeat suburban formula and instead assemble operators who already have a following elsewhere in the valley.

For MacDonald Highlands residents, the practical read is patience. This one isn't ready for a Tuesday night yet, but the roster is locked, and it's worth watching for opening announcements as 2026 closes out.

What's Actually Open vs. What's Still Coming

Maxie's, the breakfast-lunch-dinner spot that's been a fixture at the Linq Promenade, is also bringing a Henderson location to Cactus Avenue this year, sharing a building with a sibling Aroma Cafe and a 130-seat event space. It sits outside the immediate Green Valley pocket, but it's another data point on the same trend: Henderson operators are betting on rooftop, suburban-adjacent locations rather than another Strip storefront.

Why This Matters If You Already Live Here

None of this changes what The District offers. It's still the anchor, still the closest cluster of full-service restaurants and retail to MacDonald Highlands' gates. What's changing is what surrounds it. Instead of one dominant hub absorbing all the new demand, the growth is spreading out along the parkways that already carry your daily errands, whether that's the DragonRidge clubhouse commute or the drive to Whole Foods.

That has a practical upside. It means new options are landing in places you already pass through rather than requiring a special trip. It also means the neighborhood's dining scene is diversifying by ownership rather than consolidating under one developer. The Cliff, Lester's, and Maxie's have three different backers with three different bets, which tends to produce more variety over time than a single master-planned retail block chasing one demographic.

If you're the kind of household that treats a new restaurant opening as a genuine reason to leave the house, the next few months give you an actual reason. Lester's is open now. The Cliff's first tenants should start opening before the year is out. Neither requires you to drive toward the Strip or sit in Green Valley traffic to get there.
