Walk it now and the tenant mix has quietly shifted underneath you. A Chinese-fusion kitchen from the team behind a Spring Mountain favorite is finishing buildout. A full-body MRI clinic sits where a boutique used to be. Two design brands that most people associate with the Design District in Los Angeles are on the incoming lease sheet. The center you use for date night is turning into something closer to a design and wellness district, and Queensridge is the neighborhood standing closest to it.

That is the thesis of this guide. Tivoli Village is not adding restaurants. It is changing categories.

What's Actually New Behind the Arcade

The clearest signal came from the leasing office earlier this year. Four new tenants signed leases at the 1 million-square-foot Tivoli Village at Queensridge: Scissors and Scotch has already opened, Prenuvo was scheduled to open in the spring, and Design Within Reach and Saatva were expected to open this summer. Add to that the incoming restaurant on the food side: a City of Las Vegas permit shows Yu By Sijie coming to 400 S Rampart Blvd, Suite 190, confirmed to open this summer. It is the sister restaurant to Special Noodle, the Chinatown brand on Spring Mountain Road.

The pattern is easier to read as a group than one lease at a time. Four of the last six additions are either home design or wellness. Only one is food. That ratio would have been reversed five years ago, when the leasing focus was fine casual dining and the debate around Tivoli was whether there were enough seats on a Friday night.

The Design District Nobody Announced

Vestar, which manages the property, has been direct about the shift. The center is expanding its footprint in the home design and interiors space, welcoming Design Within Reach, Saatva, and World of Eichholtz alongside long-standing tenants that have defined Tivoli Village's style for years.

For a Queensridge resident, the practical read is simple. The showrooms you used to plan a weekend trip to Los Angeles to see are now a five-minute drive from a guard gate. Design Within Reach on Rampart means the sofa you were pricing on a laptop is a Tuesday afternoon errand. Saatva, which built its brand as a direct-to-consumer mattress company, chose a physical showroom here rather than in a bigger commercial corridor. That is a decision about who lives within a fifteen-minute drive, not who walks past the store.

The Prenuvo opening reads the same way. The clinic offers preventive whole-body scans in the low four figures per visit, a category that only works when the surrounding zip codes support it. It shares a walking path with a members-only gym and a men's grooming lounge. None of that is accidental.

Al Solito Posto anchors the food side of the transition. Chef and owner James Trees earned a Wine Spectator Award of Excellence 2026 for the restaurant, and reservations at 4pm on a Sunday are harder to hold than they were even last winter. Yu By Sijie moving in next door signals confidence that the dinner crowd here can support ambition beyond the safe Italian and steakhouse formula.

Fall on the Piazza

The events calendar is the other reason to check in on what has changed. The Piazza programming this fall reads less like a shopping-center schedule and more like a small district's arts calendar.

If you have kids or grandkids visiting for a fall weekend, the October 25 Craft Festival is the easiest walkable plan on the west side of the valley. What the Numbers Say About the Location

Two data points frame why any of this is happening at Rampart and Alta rather than somewhere further east. Tivoli Village at Queensridge sits on 25 acres and features approximately 700,000 square feet of retail, restaurant, entertainment and office space, as well as 340 luxury condominiums. That resident-on-site count matters. It is not a mall drawing in traffic from ten miles out. It is a walkable center with several hundred households living above and adjacent to the storefronts, and thousands more inside the guard gates of Queensridge and the surrounding sections of Peccole Ranch.

The center is 15 minutes from the Las Vegas Strip, off Summerlin Parkway, which is close enough to draw a Strip-adjacent crowd on weekends but far enough that the weekday rhythm belongs to the neighborhood. A Quieter Case for the Walk Over

The reason to care about all of this if you already live in Queensridge is not that Tivoli has become more impressive. It is that the errands and the evenings on your calendar are quietly consolidating into a single address. The mattress showroom, the interiors consultation, the wellness scan, the Saturday coffee, the anniversary dinner, and the Night Market date with friends are now variations of the same eight-block walk.

That is a different relationship with your own neighborhood than most master-planned communities offer. Summerlin has Downtown Summerlin, which functions more like a regional draw. MacDonald Highlands and The Ridges lean on the golf and the mountain. Queensridge has a pedestrian center that is being edited, tenant by tenant, into a design and wellness quarter. The residents who use it most are the ones who will notice first.
